How Property Management Fees Work in Houston

Most Houston property managers use one of two pricing models: a percentage of collected rent, or a flat monthly fee. Percentage-based pricing typically runs 8% to 12% of monthly rent, though some legacy firms charge more for luxury homes or smaller portfolios.

On a $2,400/month rental in Cinco Ranch or Seven Meadows, an 8% fee equals $192 a month. Raise that rent to $2,700 next year, and your fee climbs to $216, even though the manager isn’t doing any more work than before.

That’s the core problem with percentage pricing: your cost rises every time you succeed at raising rent. We use a flat monthly fee instead, so your management cost stays predictable no matter what your rent does. It’s one of the reasons owner-investors who are scaling a portfolio tend to prefer flat pricing.

Breaking Down the Common Fee Types

Beyond the base management fee, most Houston property managers charge separately for leasing, renewals, setup, and maintenance coordination. Understanding each one helps you compare quotes accurately instead of just looking at the headline percentage.

Monthly Management Fee

This is the recurring charge for day-to-day management: rent collection, resident communication, inspections, and financial reporting. In Houston, expect to see either a flat fee or a percentage of collected rent. Ask whether the fee is based on rent collected or rent due. Managers who bill on “rent due” get paid even during a vacancy or a slow-paying resident, which misaligns their incentives with yours.

Leasing or Tenant Placement Fee

This covers marketing your vacant home, screening applicants, and preparing the lease. Houston leasing fees typically range from 50% to 100% of one month’s rent.This fee should include professional photography, listing syndication, and thorough tenant screening, not just a sign in the yard.
